Introduction to Commercial Real Estate

Course Description
This course is a six-hour introduction to the basic concepts of commercial real estate that any practitioner must learn and know in order to achieve success. The course, which is not eligible for CE credit, is divided into two three-hour segments. Part one of the course covers (i) the various commercial real estate property types as well as the types of commercial real estate transactions that an agent may occur, (ii) who owns commercial real estate, and why do they own it and (iii) the various types of lease structures that exist in the industry. Part two of the course covers the economics of commercial real estate leases, (ii) investment real estate concepts and (iii) characteristics of the various commercial real estate property types. Upon completion of this course of the student will have the very basic skill sets necessary to enter into the field of commercial real estate. This will be held at GPAR and lunch will be provided.

– Developing the confidence and competence to make the initial entry into the commercial real estate industry
– Learning the five basic commercial real estate asset classes
– Understanding the types of commercial real estate transactions that they may be involved in
– Exploring the different owners (i.e., investors and users) of commercial real estate and WHY they own commercial real estate
– Understanding various lease structures (e.g., gross leases, modified gross leases, absolute net leases, etc.)
– Learning the economics of commercial leases
– Understanding investment real estate concepts like net operating income, capitalization rate, cash-on-cash return and other similar concepts
– Identifying the commercial property characteristics of the major asset classes

Course Instructor Byron Smith, Sr., Esq., CCIM, CRB
Byron Smith, Sr. is the president of Metropolitan Realty Group, Inc. (“Metropolitan”) located in Vienna, Virginia. Metropolitan provides real estate advisory and brokerage services to its clients as well as commercial real estate education and training services both domestically and internationally. Byron has been a member of the CCIM Institute’s Faculty for 29+ years. He currently teaches Financial Analysis for Commercial Investment Real Estate (CI 101), Investment Analysis for Commercial Investment Real Estate (CI 104) and the Course Concepts and Review course (preparation for the CCIM comprehensive exam). From 1997 to 2009 he taught the Institute’s Commercial Market Analysis course (CI 102). He has provided commercial real estate training to thousands of real estate professionals, investors and government officials in the People’s Republic of China, Russia, Japan, Taiwan, Germany, Poland, the United Kingdom, India and Mexico as well as throughout the continental U.S. Over the years he has received numerous faculty awards including the Senior Instructor of the Year for CI 101, the Senior Instructor of the Year for CI 102 and the Robert L. Ward Instructor of the Year (the faculty’s highest teaching award).
